Wall Street slips as the 'Magnificent 7' weighs down the marketWhen Tommy DeVito was elevated to QB1 for the Giants last year, he sparked a three-game win streak and brought levity to a desolate team. In late November 2024, DeVito is once again New York’s starter, but the misery continues. BUY GIANTS TICKETS: STUBHUB , VIVID SEATS , TICKETMASTER Last week, the Giants benched Daniel Jones and announced that DeVito would be their Week 12 starter over Drew Lock — the $5 million guy that they signed to be their backup this season. DeVito, the undrafted free agent who got six starts last year, went 21-of-31 for 189 yards and no touchdowns in the 30-7 loss to the Buccaneers on Sunday. Tampa Bay linebacker Lavonte David said he was “definitely surprised” to learn that the Giants were going with DeVito over Lock. “Drew Lock is a veteran quarterback in this league, but at the same time you’ve got to give Tommy DeVito his respect,” David said. “He came in last year, he lit a spark for the team and stuff like that. So, I guess they’re expecting the same thing and he’s a guy who knows the system and stuff like that. So, you know, they’ll figure it out.” Lock was also puzzled by the decision. Why was he the Giants’ backup this whole season if DeVito was ultimately going to be the one promoted? “That’s a question I might still have for myself,” Lock said to reporters last week. “It was expressed to me that I was going to be the two. It’s an interesting situation.” David said that the defense did change their approach for Sunday after learning that DeVito would be the starter. “They do different things with Tommy DeVito,” he said. “He’s an athletic quarterback, an athletic guy. He could hurt you both ways, throwing the passes, so we had to have a heads up for both.” Lock did enter the game for just one snap after DeVito left for the sideline with an injury in the fourth quarter. But DeVito returned after Lock completed a three-yard pass to finish out the dismal game. After Sunday’s loss, Brian Daboll said that DeVito will be the starter for Thursday’s Thanksgiving game against the Cowboys. The Giants will head to Dallas with a 2-9 record, looking forward to selecting their quarterback of the future high in next year’s draft. Astonishing highs and lows of Australia's insane property market as the eye-popping sums paid for the most expensive AND cheapest homes are revealed Australia's most expensive home sold for $51.5million on Sydney Harbour By STEPHEN JOHNSON, ECONOMICS REPORTER FOR DAILY MAIL AUSTRALIA Published: 08:36 EST, 25 December 2024 | Updated: 08:36 EST, 25 December 2024 e-mail View comments Australia's most expensive house in 2024 sold for an eyewatering $51.5million - with that astronomical sum buying incredible views of the Sydney Harbour Bridge and the Opera House. Briana and Ben Voltz, the Melbourne-based co-founder of e-commerce marketing technology company Rokt, bought the Federation house in Point Piper with eight bedrooms and six bedrooms in March. The Wolseley Road mansion, built in 1904, was previously owned by racehorse breeder Tom Magnier. The mansion cost 51 times the price of a typical capital city home and 2,710 times the price of Australia's cheapest house that sold for $19,000. The property is only a short walk from former prime minister Malcolm Turnbull's Wunulla Road home, and was one of five homes in Sydney's eastern suburbs that made the top 10 list of Australia's most expensive real estate in 2024. Sydney's Mosman and Palm Beach had two other spots, along with Melbourne's Toorak, plus Noosa and the Gold Coast in Queensland. Domain chief of research and economics, Nicola Powell, said buyers of Australia's most expensive real estate generally weren't too concerned about high interest rates as they generally want water views regardless of the cost. 'The price points are eyewatering - when you're getting to this type of price, the performance of these properties is not influenced by the cash rate,' she told Daily Mail Australia. Australia's most expensive house in 2024 was 142 Wolseley Road in Point Piper, which sold for sold for $51.5million 'It tends to always be the eastern suburbs of Sydney with a few in Melbourne as well, such as Toorak. 'It showcases the premium nature of some of these ocean-front locations where the properties are highly sought-after, they're highly unique and there's only so many of these types available and this is why they continue to command such eyewatering price tags. 'Everything is about location and there's only so many homes that have that prime views as well - if you're looking at the Opera House or the Harbour Bridge, that just adds to the value.' But Australia's second most expensive property didn't have water views after a house in Toorak sold for $40million in February. The park-style mansion with five bedrooms, five bathrooms, a tennis court and views of the city skyline last sold for $23.3million in 2014. Australia's second most expensive house was located in Melbourne's Toorak and sold for $40million This Rose Bay house on Rawson Road sold for $38.5million in July A house in Vaucluse on Wentworth Road sold for $31.75million in September, only six years after selling for $19.6million Read More Why thousands of Aussie Millennials are ditching Sydney - here's where they're going to raise kids Meanwhile, the next five most expensive homes were back in Sydney. The property has five bedrooms, five bathrooms and a four-car garage with panoramic views of the Harbour Bridge and the city skyline from the dining room and kitchen. A house in Vaucluse on Wentworth Road in sold for $31.75million in September. Mei Peng, the wife of Chinese mining executive Zhian Zhang, bought a house on Wentworth Road in Vaucluse for $31.7million in September. The property, with five bedrooms, four bathrooms, a 12 car parking space and views of the Harbour Bridge and Opera House, last sold for $19.6million. In nearby Fitzwilliam Road, also in Vaucluse, a four-bedroom, five-bedroom house with a privat jetty sold for $30.38million. In nearby Fitzwilliam Road, also in Vaucluse, a house right on Sydney Harbour but without views of the famous bridge and the Opera House, sold for $30.38million On the other side of the harbour at Mosman, on Sydney's lower north shore, a six-bedroom house with seven bathrooms and a five-car garage sold for $30million The same money - $30million - bought a five-bedroom, four-bathroom, four-car garage house at Rose Bay, just metres from the beach A four-bedroom, four-bathroom house with its own jetty on a canal at Noosa Heads on Queensland's Sunshine Coast also sold for $30million in May. The Gold Coast entered the list in ninth place with a four-bedroom, four-bathroom house with a six-car garage selling for $28million in February to billionaire mining magnate Clive Palmer and his wife Anna. Palm Beach on Sydney's northern beaches rounded out the top 10 with a six-bedroom, six-bathroom house with room for four cars selling for $26.5million in June to car dealer Paul Warren. Personal Finance Income Tax Department advises, Now the taxpayer will have to review this thing before filing ITR By Shyamu Maurya November 24, 2024 0 16 Share Facebook Twitter Pinterest WhatsApp Telegram Income Tax Department advises, Now the taxpayer will have to review this thing before filing ITR The Central Board of Direct Taxes (CBDT) has advised the taxpayers to review their foreign income and assets once before submitting ITR. Actually, there was a lot of confusion about this. To end this confusion among the taxpayers, the Income Tax Department gave information about the rules of foreign income and assets to the taxpayers in its special edition communication. The Central Board of Direct Taxes (CBDT) has advised all taxpayers to review their foreign income and assets before filing their In-Tax Return (ITR) and then fill the information on that basis. This advice was given to the taxpayers in the special edition of the Income Tax Department ‘Samvad’. This campaign has been started to make taxpayers aware. According to this campaign, the taxpayer should give information about the foreign income and assets in the ITR only after carefully reviewing them. During the session, CBDT Commissioner (Investigation) Shashi Bhushan Shukla said that all Indian citizens have to give information about the foreign assets including bank accounts, real estate, shares, insurance policies which they own. Further, he said that the Income Tax Department has given a step-by-step guide in the ITR form “Foreign Assets and Income”. With the help of this guide, they can give information about foreign income and property. He emphasized that this rule applies to resident taxpayers. Information about this is given in Section 6 of the Income Tax Act. Shukla clarified that according to the rules, a resident taxpayer is one who has stayed in India for at least 182 days during the previous year or who has stayed in India for 365 days during the last four years. If a taxpayer does not fulfill these criteria, he will be considered a non-resident. Non-residents do not need to declare foreign income and property. Confusion cleared Many times, taxpayers who do not have any foreign income or property, still give information about it in ITR. In order to end the confusion, Shukla clarified completely which taxpayers have to give information about foreign property and income. He also told that if a taxpayer has bought a property abroad and is not getting any income from it, then also information about that property should be given in ITR. If an NRI comes to India and gets Indian citizenship, then he will also have to give information about his foreign property and income. This rule also applies to those foreign citizens when they become citizens of India. Fact-Checking Policy Correction policy हिन्दीA s I was driving home from the beach last summer NPR announced that Bob Newhart, actor and comedian, had just died. I immediately recalled that in 1977 I was Product Manager Millitron Contract for Milliken & Company and I was on the west coast calling on several key contract carpet dealers. One of those dealers was Lou Sugarman. Lou asked our salesman with whom I was travelling and myself if we would like to go with him to Bob Newhart’s home where he had some business to do. Obviously, we said yes! We were welcomed by Newhart in white socks, khakis and a T-shirt. For the next several hours Lou kept asking him to do some of his routines from his TV Show “Bob Newhart” which was being filmed at the time and his 1960 comedy album “The Button-Down Mind of Bob Newhart” which was the first comedy album to reach #1 on the Billboard 200. Newhart’s style has been described in various ways including deadpan, satire, stammering delivery and observational comedy. Most importantly he was a master of one person conversations. Two examples of that include him being a press agent for Abraham Lincoln where he responds, “you want to change four score and seven years ago to 87?” The other was Lincoln saying he was getting a lot of complaints about Grant’s drinking and didn’t know what to say. Newhart, the PR agent, told him to say, “you are going to find out what brand he drinks and send a case to each of your generals.” You can google his extensive career from 1958 until 2023 of award winning TV sit coms, stand up routines, movies and records. Highlights include 3 Grammy awards, Emmy and Golden Globe awards and being on the Johnny Carson “Tonight Show” 87 times as guest and at times host. I was already a Newhart fan but fraternity brother Cliff Kuhn who played in a band and at intermissions would do Newhart routines got me to be even more of a fan. Interestingly Cliff went on to Jefferson Medical College and got his psychiatric training at the University of Michigan. He continued his interest in comedy and has become know as the “Laugh Doctor” with his HA HA HA Prescriptions and his many Smile Strategies. He has spoken at hundreds of various types of gatherings describing his researched “therapies.” And it all began with Bob Newhart! Thinking about all that Newhart has done in the entertainment industry I do not know of anyone who lasted longer while maintaining a high level of quality entertainment, did so without profanity and is already getting huge coverage of his career since his death. The time with Bob Newhart and wife Ginnie was the funniest time I have ever experienced! The fact he welcomed us with no visible signs of wanting us to leave and went along with Lou’s many requests made him the epitome of hospitality that night! Even more impressive was that he was the same in person as he was In various comedy roles, was married for 60 years until Ginnie died last year, was a lifelong Catholic and he and his wife raised their 4 successful children as Catholics. Thanks to Milliken’s technology leadership for making possible my position at that time, Lou Sugarman for inviting us to the Newhart home and somehow keeping Newhart going for several hours AND to Bob Newhart for a sensational evening! His humor is as funny today as I recall it was in 1958 when he started entertaining. His many successes are well deserved but most importantly I thank him for being the person he was!

Peter Odili, an erstwhile Governor of Rivers State, has said that Governor Siminilayi Fubara courageously stopped the Minister of the Federal Capital Territory, FCT, Nyesom Wike, from making the state his private estate The ex-governor disclosed that Governor Fubara summoned an unusual fortitude to confront the quest by Wike to capture Rivers State through ferocious but unnecessary political war. Odili made this statement at a Christmas Ballard organized by him in honour of Governor Fubara and his family. He stated that his family decided to host the Rivers State Governor to a night of varieties of sing-song and other activities in appreciation of the fortitude and sterling leadership qualities he has demonstrated. The former governor further explained that it is now over 12 months, since the 25th of October, 2023, when a fierce existential fight, though unnecessary, was waged against Governor Fubara over the soul of Rivers State. “With assuring fortitude, Governor Fubara confronted the challenge, prevented the quest by one man to capture the State as a private estate, emancipated Rivers people, steadied governance and made civil servants and Rivers people happier as it used to be until he left office in 2007”, he said. Responding, Governor Fubara said that God has proved Himself worthy as the Ultimate Liberator of the State and its people because He ensured total triumph over the political crisis and those behind it. He added that while the political antagonism lasted, God gave him a new perspective to leadership, adding that with the strength of support from Rivers people, he stopped seeing the crisis as a problem but as a necessary enabler in governance. “And not just because I want to accept it, I get stronger in this course every day when I look at the support I am getting from the true Rivers people. “So, it is not me being strong. My strength is drawn from every one of you that is here. You gave me encouragement; you do the work for me; you make the calls for me. So, why won’t I stand up for you? “But we also believe strongly that the ultimate game changer, the ultimate liberator, and the ultimate fighter still remains God Almighty. And because we have Him on our side, victory is assured,” he said. According to him, God is in control of the affairs of the state, adding that as they look forward to a very prosperous 2025, they should be assured that it will be better than what had been experienced. He assured of the determination of his administration to make every succeeding year in the state better with remarkable records of progress, stressing that the excitement experienced among Rivers people during the Christmas celebrations is indicative of a brighter future ahead. Governor Fubara, who vowed to continue to do what is right, said it is also delighting to see true leaders of the State and well-meaning Rivers people standing on the right side of history despite the pressures to surrender to tyranny and oppression.Mumbai, Nov 27 (PTI) A 75-year-old retired ship captain from Mumbai has fallen victim to a cyber fraud scheme falsely promising lucrative returns on stock market investments, losing a staggering Rs 11.16 crore between August and November this year, police said on Wednesday. Police arrested one Kaif Ibrahim Mansuri, a history-sheeter, and found 33 debit cards and 12 chequebooks belonging to different banks in his possession in connection with the cyber fraud case, an official said. The victim, who had a keen interest in stock market investments, was lured by fraudsters with promises of hefty returns on investments in stocks. Initially, the victim saw profits in his online investment account. However, when he attempted to withdraw his earnings, he was told to pay a 20 per cent service tax fee. Realising he had been scammed, the victim lodged a complaint with the South Cyber Police Station, the official said. “Between August to November this year the victim was duped of a staggering Rs 11.16 crore,” police stated. During the investigation, authorities uncovered that the fraudsters had used multiple bank accounts to siphon off the funds. The victim had made 22 transactions, transferring money to these accounts. Upon tracking two accounts, the police discovered a withdrawal of Rs 6 lakh via cheque by a woman who had provided a PAN card for KYC verification. The woman, when questioned, admitted to withdrawing the money on the instructions of Kaif Ibrahim Mansuri. Police arrested Mansuri in South Mumbai, finding him in possession of 33 debit cards linked to 12 different bank accounts, which had been used to transfer Rs 44 lakh from the victim’s funds. Further investigations are underway, officials said. PTI ZA NSK This report is auto-generated from PTI news service. Fears of AI-generated misinformation ran rife ahead of this historic election year. With more than half of the global population expected to head to the polls, including voters in the U.S., U.K., India, Pakistan, and Bangladesh, media outlets and experts warned deepfakes, fake audios, and other AI-manipulated content might deceive and sway voters. Many expected an "AI armageddon." But this did not materialize. AI misinformation proved far less widespread than expected, making up less than one percent of fact-checked content on Meta platforms and just 1.35 percent of Logically Facts' total of 1,695 fact-checks. As the election year ends, Logically Facts assesses the pertinent question: how did AI influence voters worldwide, if at all? AI amplified existing partisan sentiment in the U.S. In the lead-up to the U.S. presidential election, AI-generated images were prevalent, with Democratic candidate Kamala Harris in particular targeted by fabricated visuals. Notable examples included AI-manipulated photos depicting Harris alongside controversial figures like Jeffrey Epstein and Diddy and AI-generated claims alleging Harris's history as a sex worker . Though some posts leaned towards satire or dark humor rather than attempting to deceive, they reflected the underlying misogyny Harris was subjected to throughout the campaign. Screenshots showcasing AI-generated images targeting Kamala Harris. (Source: X/ Modified by Logically Facts) As such, AI tools were used less for outright misinformation and more as a means to ridicule and amplify partisan sentiment, entrenching already existing beliefs. "AI makes it easier to create these illustrations, but I don't see it as a game changer, and it won't sway voters," Dr. Sacha Altay, a postdoctoral research fellow at the University of Zurich's Digital Democracy Lab, told Logically Facts. "I've seen much more AI slop, AI jokes, AI art, and AI porn than genuine AI-driven election misinformation," Altay continued. "Many of these are problematic, especially the non-consensual porn, but most are ultimately harmless." These AI-generated images were often shared by accounts known for regularly spreading misinformation, signaling that rather than intending to sway committed voters, these depictions of Harris largely reinforced already existing biases. Why do some people fall for these often poorly executed visuals? "The biggest stumbling block for people is their own biases and emotions," Alex Mahadevan, director of MediaWise, a digital media literacy initiative, told Logically Facts. "It's easy to fall for poorly made AI images if you're angry or vindicated." Fake celebrity endorsements emerged as another prolific strain of AI-generated misinformation during the run-up to the election. One example was amplified by Donald Trump, who reposted a series of AI-generated images portraying Taylor Swift fans wearing "Swifties for Trump" t-shirts. However, a month later, Taylor Swift publicly endorsed Kamala Harris. According to a YouGov poll , 53 percent of surveyed Americans believed Swift's endorsement of Harris could help her campaign. While measuring the electoral impact of individual AI-generated media or narratives is difficult, polls during the Harris-Trump race showed no significant shifts or sudden drops in support for either candidate, suggesting limited influence. Screenshot of Donald Trump's post amplifying fake Taylor Swift endorsement. (Source: TruthSocial/ Modified by Logically Facts) Deepfakes, the cause of most AI-related concerns leading up to the election year, proved less prevalent than expected. The most high-profile deepfake was Joe Biden's " robocalls " in February 2024, aimed at dissuading voters from participating in the New Hampshire Democratic primary. This was quickly debunked. Speculation about an "October surprise" involving a convincing deepfake circulated in the media , but these fears did not materialize. Although meager, AI misinformation wasn't just domestic—evidence also points to some foreign interference. Logically Facts debunked an AI-manipulated video of a supposed former aide to Arizona Secretary of State Adrian Fontes, falsely alleging government plans to rig the election for Kamala Harris. The video was traced to a group linked to former Wagner leader Yevgeny Prigozhin. Meanwhile, the U.S. government seized 32 internet domains used in Russian government-directed influence campaigns, which relied on AI-generated content, influencers, and advertisements to undermine Harris' campaign and boost Donald Trump. In an election security update 45 days before the election, the U.S. government stated that Russia had produced the most AI content related to the presidential race among foreign actors. Some social media companies took proactive steps to limit the spread of deepfakes, with Meta among them. In the month leading up to election day, Meta blocked 590,000 attempts to use its Imagine AI generator for deepfakes targeting figures such as Donald Trump, J.D. Vance, Kamala Harris, Tim Walz, and Joe Biden. OpenAI also said it had disrupted 20 influence operations and deceptive networks that attempted to use its models globally since the beginning of the year. European and U.K. elections saw little meaningful AI misinformation In Europe, the EU vigorously prepared for June's European Parliament elections, anticipating an "AI armageddon." Yet again, the actual impact of AI misinformation was minimal—a Centre for Emerging Technology and Security (CETaS) report identified just 11 viral cases in the EP and French elections combined. In August 2024, two months after the election, the European Union's AI Act—the first comprehensive legal framework for artificial intelligence—officially took effect. Emmie Hine, a Research Associate at the Yale Digital Ethics Center, told Logically Facts that this legislation may have incentivized platforms to take rapid action on AI misinformation. "While the AI Act didn't explicitly prohibit the use of AI in elections, it emphasized the responsibility of platforms to combat election-related misinformation and disinformation," Hines said. Similarly, the July 4 general election in the United Kingdom demonstrated a limited influence of AI-driven misinformation. Traditional forms of misinformation, such as spreading unsubstantiated rumors or fabricating fake articles , dominated instead. According to the same report by CETaS, only 16 confirmed instances of AI-generated disinformation or deepfakes went viral during the election period. Logically Facts debunked nine false claims throughout the campaign, with just three involving verifiable AI-generated content, focusing on key voter issues like immigration and religious tensions . Similarly to AI-generated misinformation in the U.S., AI was used to visually communicate the sentiment of some voters across the U.K., not necessarily to mislead others. (Source: X/ Modified by Logically Facts) Indian enforcement authorities fail to take action on electoral AI India's seven-phase general election, running from April 19 to June 1, saw the country of 1.4 billion people with 820 million active internet users go to the polls - with concerns about AI disinformation impacting the elections running rife. During the campaign, AI was used in many ways, including real-time translations , AI-powered hyper-personalized avatars , and speeches by deceased leaders . However, in a report by the Washington Post from April 2024, Divendra Singh Jadoun, a prominent AI deepfake creator in the country, has said that more than half of the requests he received by political parties for AI content were "unethical". This included fake audios of opponents making gaffes on the campaign trail, pornographic images of opponents, and some campaigns requesting low-quality fake videos of their own candidates to cast doubts on real videos of these candidates with negative consequences. Examples of AI deepfake videos during the Indian elections of popular actors and news anchors supporting a particular party or announcing false results. (Source: X/Modified by Logically Facts) This maelstrom operated with little to no intervention from the Election Commission of India (ECI), the autonomous constitutional authority that monitors and conducts elections. The ECI sent a letter to political parties warning against the use of misleading AI content and urging parties to take posts down within three hours if they are found to be AI. However, the body failed to bring in any specific regulations against misleading deepfakes. A report by an Indian digital rights body, the Internet Freedom Foundation, noted that action against political actors for violating the electoral code of conduct was "delayed and inadequate." The Delhi High Court has also expressed its concerns about AI this year while hearing two public interest cases about the non-regulation of AI. In October 2024, the court observed that with India's population, it will face problems with AI in the absence of legislation or regulation. It has since asked the central government to create a panel to examine the regulation of deepfakes. Prateek Waghre , a tech policy researcher, says that AI is "another layer" to an already "extremely problematic information ecosystem" in the country that will only be exacerbated with time. According to him, enacting new laws when existing systems are already weak and subject to misuse by political powers is not the way forward. "Where legislation has come in, anti-disinformation and anti-fake news legislation, they have often been used to target political opponents or dissidents or activists or journalists," Waghre told Logically Facts. He points to an example from the recently concluded Maharashtra state elections in November 2024, where the ruling Bharatiya Janata Party shared a fake AI audio of political opponent Supriya Sule discussing misusing funds from a cryptocurrency fraud to influence the state elections. This went viral before being debunked, but the ECI has taken no action as of December 9. The South Asian situation: How elections went for India's neighbors Pakistan and Bangladesh both saw general elections this year amid a volatile political climate - Pakistan's former Prime Minister Imran Khan was arrested in August 2023, engendering widespread protests, while Bangladesh's former Prime Minister Sheikh Hasina was ousted after violent protests in August of this year. In the case of these two countries, local fact-checkers told Logically Facts that AI disinformation, while not a major issue, was used for negative campaigning purposes. Sameen Aziz , a senior fact-checker and producer at Soch Media, Pakistan's only IFCN signatory, told Logically Facts that the major narratives centered on deepfakes attributed to political representatives, especially calling for election boycotts just before voting. The biggest challenge with these videos was their rapid dissemination and the lack of tools to combat them. Screenshots of viral AI-generated claims from the Pakistan elections of PTI leaders, Basharat Raja (left) and Imran Khan (right), announcing election boycotts. (Source: X/Modified by Logically Facts) Screenshots of viral AI-generated claims from the Pakistan elections of PTI leaders, Basharat Raja (left) and Imran Khan (right), announcing election boycotts. (Source: X/Modified by Logically Facts) "Detecting altered audio required specialized tools and expertise that were not always readily accessible; the same thing also happened with deepfakes," Aziz said. "Fact-checkers also encountered resistance from partisans who dismissed corrections as biased." The lack of reliable technology also presented issues in Bangladesh, according to Sajjad Chowdhury , the Operations Lead and Senior fact-checker at RumorScanner. "One of the most significant challenges involved the claims of leaked phone records of political and administrative figures," Chowdhury told Logically Facts. "Due to the absence of reliable technology for audio detection, verifying these claims was not possible." Aziz is also concerned that amended legislation aiming to combat online misinformation could limit individual freedoms if misused by the government. "Balancing regulation with freedom of expression will be critical in navigating this complex issue," she said. AI misinformation: an ever-present threat Ultimately, the disinformation apocalypse with an AI harbinger did not come to pass in 2024's general elections. Traditional methods of disinformation were still preferred by most actors and made up the mass of disinformation on platforms. However, AI disinformation remains a threat in countries without the framework in place to protect the common voter from manipulation. While regulation and education could enhance information quality on social media, Altay emphasizes that "the problem lies more with the actors than the technology." AI is simply another tool to illustrate existing misconceptions, not the source of misinformation—although Mahadevan worries this could change as technology advances. "I am worried that this tech will allow bad actors to target individuals more precisely with AI-generated content tailored to their hopes and fears," he said. Altay, however, has higher hopes. "Instead of focusing exclusively on the potential negative effects of AI, I think we should find ways to use AI to promote the quality and diversity of public discourse," he told Logically Facts. One of the top advancements on iOS 18.2 is the so-called 'Natural Language' that is available for users to take advantage of when they search using AI. This latest feature is one of the most nifty things available on Apple Intelligence's list of capabilities, including its massive integration of ChatGPT with OpenAI, Genmoji, Siri advancements, and more. ? The most recent iOS 18.2 RC (release candidate) that was initially experienced by beta users was the version that gave the world this so-called "Natural Language," and Apple meant for it to help users simplify their search. According to , users may take advantage of using 'natural language,' a.k.a. how a person normally speaks, when searching for something on Cupertino's streaming apps. This is available via Apple Music and Apple TV, and Apple said in its release notes that users may now describe or reiterate what they are searching for on these platforms without the need to be more specific on their queries. "Natural language search in Apple Music and Apple TV app lets you describe what you're looking for using any combination of categories like genres, moods, actors, decades, and more," said Apple. While it is not exactly directly related to Apple Intelligence, it is a feature that is known to be one of the biggest advantages of AI-powered experiences over regular search bars or AI assistants on smartphones. While specifying a query will help users narrow down their search more, using natural language in finding music or video content would be a great place to start, especially if one is unfamiliar with the title, artist, or genre. On the other hand, natural language search is also available on the newly revamped Siri, and users may command the chatbot to find songs or videos based on what they want to see or find, with the AI assistant fulfilling their requests. However, there is a small caveat for iOS 18.2's natural language capabilities as it can only understand user input in English for now, but the company said that it is planning to bring more language support to accommodate more future experiences via this technology. December gave the world an improved experience on Apple Intelligence when it was update for all eligible devices, ushering in the start of Cupertino's massive AI focuses. One of the top features available here is the ChatGPT integration which is only made available now, including Genmoji, Image Playground, and Visual Intelligence for the Capture Button. That being said, it is not yet the end for Apple's many upgrades for its proprietary AI as the company is looking to complete its full rollout of the first batch of Apple Intelligence features until iOS 18.4 or later. However, Apple recently faced massive criticism for its AI developments as many found it overwhelming despite it already featuring its native writing tools apart from ChatGPT, but Cupertino is only starting with what it has to offer users.

NTPC Green Energy to allot shares tomorrow: How to checkHere’s how I’m using a £20k ISA to target £11k+ in income 30 years from nowThis story was originally produced by The Keene Sentinel . NHPR is republishing it in partnership with the Granite State News Collaborative . There is no shortage of disagreements between Democrats and Republicans in the New Hampshire Legislature, but when it comes to the Virginia opossum, there appears to be a good bit of bipartisan support. State Sen. Donovan Fenton, D-Keene, has 14 co-sponsors, about evenly split between the two parties, in support of his legislative proposal to make it the official state marsupial. The cat-sized nocturnal animal is actually North America’s only native marsupial, a classification for a mammal that is carried in its mother’s pouch. “They eat ticks, they don’t get rabies, they are a pretty interesting critter,” Fenton said Tuesday. (They are not immune to rabies, but it’s extremely uncommon for them to carry the disease.) Fenton said some young constituents persuaded him to pursue the legislation. “This summer, I was invited to a 4th-grade class in Chesterfield and they asked me to sponsor this legislation,” he said. “They are learning about government and civics.” The students did some research and found out New Hampshire does not have an officially designated state marsupial. They signed a petition asking Fenton to get this done. “I’m sure someone will find issues with this bill, but it’s a nice and light-hearted bill. It keeps my youngest constituents engaged in this. They are very curious about the legislative process and how things work,” Fenton said. “It’s hopefully non-controversial.” Fenton said he’s seen the animal before in his yard and on the roads. “They are not the prettiest animal, but it’s the only marsupial we got.” If Fenton’s bill is successful, the Virginia opossum would join the ranks of a number of creatures and plants the state has honored . The white-tailed deer is New Hampshire’s state animal, the ladybug is the state insect, the spotted newt is the state amphibian and the Chinook is the state dog. The purple lilac is the state flower, the white birch is the state tree and, due to a successful effort by students from Harrisville’s Wells Memorial School nearly 20 years ago, the pumpkin is the state fruit. Co-sponsors to Fenton’s proposal include two senators whose districts include Monadnock Region communities, Ruth Ward, R-Stoddard, and Denise Ricciardi, R-Bedford.

Raiders will start O'Connell at quarterback when they visit the ChiefsBy Abby Badach Doyle, NerdWallet It won’t be impossible to buy a house in 2025 — just be prepared to play on hard mode. According to a November 2024 report from ICE Mortgage Technology, the monthly principal and interest payment on an average-priced home is $2,385. While that’s not the highest it’s ever been, it’s still a sharp increase — nearly 80% — from just three years ago. In November 2021, when mortgage rates averaged 3%, the monthly principal and interest on an average-priced home was $1,327 per month. So here’s the key to buying in 2025: Look ahead, not back. Regret won’t help you budget for today’s new normal. And with this year’s election also in the rearview mirror, so is some uncertainty among buyers and sellers that historically slows the market during every presidential election cycle. “People have just been kind of sitting waiting to see what’s going to happen,” says Courtney Johnson Rose, president of the National Association of Real Estate Brokers, an industry group for Black real estate agents. “I’m hopeful that the new year will bring more attention to real estate, more excitement to real estate, and more opportunities for first-time home owners to get in the game.” Preparing to buy a house is a lot like dressing for the weather. It’s easier when the outlook is sunny — but with some planning, you can gear up to face any condition. Here’s what housing market experts are forecasting for the upcoming year. After 16 consecutive months of year-over-year price increases, the median existing-home sales price hit $407,200 in October, according to the National Association of Realtors. In 2025, with more supply trickling in to temper price increases, NAR chief economist Lawrence Yun forecasts a median existing-home sales price of $410,700, up just 2% over this year. Next, housing inventory: Demand still outpaces supply. While we don’t expect a return to a buyer’s market, competition should be less cutthroat. Realtor.com forecasts a balanced market in 2025 with an average 4.1-month supply of homes for sale, up from an average 3.7-month supply so far in 2024. That would make 2025 the friendliest market for buyers since 2016, which had an average 4.4-month supply. Finally, mortgage rates: After topping 8% in October 2023, the 30-year mortgage rate has slowly eased into the 6.5%-7% range this year. Rate cuts from the Federal Reserve have helped nudge that downward. Despite earlier optimism, forecasters’ latest consensus is for rates to effectively plateau above 6% throughout 2025. That said, every year has its wild cards. In 2025, it’s still uncertain how President-elect Donald Trump and a Republican-led Congress might shake up regulations and tax policies that affect the U.S. housing market. National forecasts don’t analyze what matters most: Your personal cash flow. To get ready to buy, first meet with a financial advisor or use an online calculator to determine how much house you can afford . You can also get free or low-cost advice from a housing counselor sponsored by the U.S. Department of Housing and Urban Development (HUD). Next, look into down payment and closing cost assistance from state housing finance agencies, local governments, nonprofits and mortgage lenders. Your employer or labor union might offer assistance, too. First-time buyers with income below their area median have the most options, but repeat or higher-income borrowers can qualify for some programs as well. “I think that there’s a lot of free money being left out there,” Rose says. Your not-so-secret weapon for buying in 2025 just might be an experienced buyer’s agent. “Anybody can write a contract,” says Sharon Parker, associate broker with Tate & Foss Sotheby’s International Realty in Rye, New Hampshire. “But you need somebody who’s seen the market, the ups and downs, who knows how to get creative because every transaction is different.” Following a settlement with the NAR , buyers can now negotiate their agent’s compensation up front. (Previously, home sellers took on that task.) While new norms are still shaking out, Rose says she hasn’t seen too much drama since the change took effect in August. “So as long as buyers remember that we have to talk about this in the beginning of our relationship, everything typically works out fine,” she says. Finally, it’s time to shop for a mortgage. To get the best interest rate, get a quote with at least three different lenders. You could also delegate the shopping to a mortgage broker, who can compare quotes and even negotiate a lower rate on your behalf. Though brokers charge a fee, their access to more mortgage options and lower rates can often mean net savings overall. With a mortgage preapproval in hand, it’s go time. And you don’t have to wait until spring: If you’re ready to buy now, buyers have less competition and more negotiating power from December through February, so you could snag a deal. “The people who are selling and the people who are buying in the off season are very serious,” Parker says. “They’re not just lookie-loos.” However, lower inventory means fewer choices for buyers. So start your search prepared to compromise — a “good enough” house will still help you build equity. If a down payment or monthly mortgage payment is financially out of reach, there’s no shame in postponing your search to pad your savings. And owning a home isn’t the right lifestyle choice for everyone, with the ongoing commitment of money and time. But once you’re ready to buy — whether for the first time, or to upgrade or downsize — avoid the trap of waiting for a dip in mortgage rates. “Nobody can predict what the market, or the world, is going to do,” Parker says. “There is no better time than right now.” Mortgage rates will always fluctuate, and if they drop significantly, you can refinance. For first-time buyers, homeownership is a major financial glow-up — and the sooner you jump in, the longer you’ll have to build home equity. “Time value of money is really, really critical when it comes to real estate,” Rose says. “So I would always encourage somebody to buy as soon as you can and get the clock ticking.” More From NerdWallet Abby Badach Doyle writes for NerdWallet.
