In both real estate and politics, timing is everything. For Prime Minister Anthony Albanese, he of once-impeccable political judgment, that timing has gone a little awry of late. Albanese’s decision to buy a $4.3 million clifftop home in the Central Coast amid a housing and cost-of-living crisis left several of his Labor colleagues scratching their heads. It meant the government wasted another week defending the prime minister from the “out of touch” allegations rather than prosecuting its agenda. Tough market... Anthony Albanese is struggling to sell his Dulwich Hill investment property. Those allegations had been furnished by news in May that a Sydney man who had lived as a tenant in Albanese’s Dulwich Hill investment property was left blindsided after receiving an eviction notice. That too left the prime minister on the defensive, forced to waste time discussing his record as a landlord. That property was set to go under the hammer with a $1.9 million price guide last month. Not a bad return given Albanese bought it in 2015 for $1.175 million. But the property was abruptly pulled from auction, and the asking price lowered to $1.85 million. Now, the asking price has fallen to $1.75 million, with Albo’s real estate agent Shad Hassen telling us it was the victim of a changing market. “I think the reason for it is quite simple. There’s been a slight change in the market, and the PM’s property is not immune to that change,” he said, adding that he anticipates the property will be sold soon. When it does, it’ll still leave a tidy profit for the former housing commission boy made good. And the fact that a three-bedroom red brick townhouse in Dulwich Hill is pushing the $2 million mark says it all about the housing challenges the Albanese government faces. You can get a French chateau for less. Pistols at dawn On Friday, Australia’s politicians finally got a chance to return fire against the country’s journalists. It didn’t end well for them. About a dozen MPs had gathered at the Canberra International Clay Target Club for the pollies versus press gallery shoot-out, organised by former Olympic shooter turned Labor’s man mountain member for Hunter Dan Repacholi and Coalition frontbencher Bridget McKenzie. Co-chairs of the Parliamentary Friends of Shooting, the pair had worked hard to get the tournament together. Attending MPs included Regional Development Minister Kristy McBain, Labor’s Alison Byrnes, and Perin Davey, Colin Boyce and Ian Goodenough from the Coalition. But the might of that bipartisanship was no match for the journos, not usually the most athletic bunch. In just his second time shooting, Channel Nine cameraman Luke Nicolaou had a blinder, with both sides finishing on equal points. Things then proceeded to a tiebreaker between Repacholi and a ring-in from the National Press Club. The big man was the first to miss, giving the journos bragging rights. Lovely Rita “On social media, bad behaviour is good for business.” Rita Panahi’s controversial Instagram story. Credit: Instagram So spoke News Corp executive chair Michael Miller at a National Press Club address earlier this year, where he laid into the big tech giants. But we wonder who exactly the online behaviour of some of News Corp’s highest profile opinionators is good for. Take Rita Panahi, the Herald Sun columnist who also co-hosts the Outsiders show on Sky News for one of the world’s biggest multinational media companies. Last week, Panahi’s Instagram story featured the Appeal to Heaven Flag, or Pine Tree Flag, an American Revolutionary War symbol popularised by the rioters who tried to storm the United States Capitol in 2021, inspired by the conspiracy theory that the previous year’s presidential election was “stolen” from Donald Trump . US Supreme Court Justice Samuel Alito caused a bit of a storm when the flag was seen flying at his Virginia beach house earlier this year. Panahi’s flag went even better, and was captioned with: “AN APPEAL TO HEAVEN TO SEND THE JOURNOS TO GITMO,” accompanied by the caption “fair”. So, does Panahi really reckon her hardworking colleagues at the Hun and Sky ought to be shipped off to an offshore military prison synonymous with torture and other nastiness? Perhaps it was an off-colour attempt at trolling. Either way, neither Herald Sun editor Sam Weir nor Sky News’ representatives responded to our questions. And Rita didn’t take up our offer to clarify things either. No doubt, we’ll get a scolding in her other Sky News after-dark show, Lefties Losing It. The Consumer Electronics Market: Trends, Growth, and Opportunities Leading to 2031MUMBAI: Maha Vikas Aghadi comprising NCP (SP), Shiv Sena (UBT) and Congress has summoned all its winning candidates to Mumbai immediately after the poll results are declared on Saturday. It is not fear of poaching that has driven this decision but the idea that all legislators of the alliance should be under one roof, MVA sources said, adding that their alliance was confident of securing a clear majority. "Senior MVA functionaries met on Friday to discuss the political situation and decided to call all the newly-elected legislators to the city on Saturday itself. We will discuss govt formation," former minister and UBT Sena politician Anil Parab said. The meeting was attended by Parab, UBT Sena MPs Sanjay Raut and Anil Desai, and Congress' Balasaheb Thorat. Raut said Sena (UBT) had made 'arrangements' in Mumbai for their MLAs from rural parts of the state to stay. "Old MLAs have some arrangements but new ones may not," he said. Sharad Pawar claimed on Friday that MVA would secure 157 seats, while Uddhav Thackeray put the number at 160. MPCC president Nana Patole was confident of 150 to 155 seats. Sources in Congress said an internal survey revealed that MVA would win 158 seats, while Mahayuti would get 113. The survey stated that BJP would emerge as the single-largest party with 67 seats. AICC general secretary Ramesh Chennithala rejected reports that MVA would want to shift its legislators to neighbouring states. "Our legislators have remained loyal even during the worst crises, so there is no need to shift them out of Maharashtra," he said. Parab said specific instructions had been given to all MVA candidates that they should be alert during counting of votes and if any untoward incident took place, it should be brought to the notice of the returning officer immediately; if there was no response, the matter should be escalated. Chennithala said he was confident MVA would form the govt "with a clear majority" and that there was no dispute over the CM's post. The decision on the CM would be taken after consulting all senior MVA functionaries and the AICC brass, he said. Incidentally, in the past five years, the state has seen two rounds of hotel and resort politics - once in 2019 when Shiv Sena walked out of the alliance with BJP and formed MVA, and then in 2022, when Eknath Shinde rebelled against Uddhav Thackeray's leadership with 40 MLAs. While in 2019, several MLAs from NCP had flown to Surat and then returned to form the MVA govt, in 2022, Sena MLAs backing Shinde first went to Surat, then Guwahati and then to Goa, from where they returned after Shinde took oath as CM.
The bullish sentiment in the A-share market can be attributed to a number of factors. Firstly, positive economic data and corporate earnings have instilled confidence in investors, leading to increased buying activity. Additionally, the global economic recovery and stimulus measures from central banks have also contributed to the optimistic outlook for the market.
Dejan Kulusevski cannot wait for the opportunity to play against Manchester City again after Tottenham ran riot at the Etihad Stadium. The Sweden midfielder hailed Saturday’s 4-0 thrashing of the champions as the best game of his career. The 24-year-old delivered an outstanding performance as Spurs shattered the champions’ 52-game unbeaten home run, helping start the rout with a superb cross for James Maddison’s opening goal. Kulusevski said: “I believed (we would win) this because in the past years, we’ve come here and played really well. “So this is the game I look forward to most in the year and, once again, it happened – glory to God. “I’d say it’s the best result ever in my career. It’s a big night for the whole club, for the coach, for the players. “Because City have a lot of the ball sometimes, we can rest when we defend. There’s also so much space up there, we play one against one and then it’s always dangerous because we have a lot of quality. “It’s always great to play great teams because they always want to play football. When you play lower teams, sometimes it’s not. There’s not much football played because they are a lot of fouls, a lot of injuries and it’s slow going.” Maddison stole the show with two goals in quick succession in the first half while Pedro Porro and Brennan Johnson later got on the scoresheet. Asked if his form made him feel “unstoppable”, Kulusevski said: “I feel like that. I feel very good and I’m trying to keep this way. I’m very happy, I’m trying to improve. “I started the season good but there is over half of the season left and I hope I can do much better. “I think I have something that no other player has. We just have to be better in other games. “This game suited us perfectly but we have a lot of improvement to make in the other games.”None
One of the main differences between year-end bonuses and thirteenth-month pay lies in their purpose and motivation. Year-end bonuses are often used as incentives to encourage employees to perform better and meet specific targets, while thirteenth-month pay is more of a standard benefit that employees can expect to receive regardless of their performance. This distinction can influence employee morale and motivation in different ways.In recent years, there has been a growing trend towards a rental economy in China, with an increasing number of people opting to rent rather than buy homes. This shift is being driven by changing attitudes towards homeownership, as well as the desire for greater flexibility and mobility. In 2024, we can expect to see this trend continue, with more individuals and families choosing to rent rather than buy property.

MIAMI GARDENS, Fla. (AP) — Tua Tagovailoa threw for 317 yards and four touchdowns, including two scores to running back De'Von Achane, and the Miami Dolphins routed the New England Patriots 34-15 on Sunday. The Dolphins (5-6) have a thin margin for error the rest of the season but have kept themselves afloat with a three-game winning streak. With their win at New England (3-9) in Week 5, the Dolphins have swept their division rivals in consecutive seasons for the first time since 1999-2000. Tagovailoa, who moved to 7-0 in his career against New England, entered the game with a league-high 73.4% completion rate and went 29 for 40. Backup Skylar Thompson replaced Tagovailoa with about 11 minutes left in what was already a blowout, but a bad handoff on his first play resulted in a fumble that was recovered by cornerback Christian Gonzalez and returned 63 yards for a touchdown. It cut New England's deficit to 31-15, and Tagovailoa returned the next drive. Miami's defense held the rest of the way. Linebacker Tyrel Dodson intercepted rookie quarterback Drake Maye on New England's penultimate drive, then Miami stopped the Patriots on fourth down on the next. Jaylen Waddle caught eight passes for a season-high 144 yards and a 23-yard touchdown that stretched Miami's lead to 31-0 entering the fourth. Achane scored on a 9-yard screen pass and then walked into the end zone for an 11-yard TD in the first half. Jonnu Smith finished with 87 yards on nine catches to continue his strong first season as a Dolphin. One week after catching two touchdowns with a career-high 101 yards receiving, Smith found the end zone for a 7-yard TD catch on the Dolphins' second drive. New England was shut out until tight end Austin Hooper got behind the Dolphins defense for a wide-open 38-yard touchdown catch from Maye to make it 31-7 with 13:43 left. Maye completed 22 of 37 passes for 221 yards with 26 yards rushing. But he couldn't overcome an overall sloppy performance by the Patriots in which they got nothing going offensively until the final quarter. New England's best drive of the first half lasted 12 plays and covered 80 yards but included three accepted offensive penalties and ended in a missed 45-yard field goal by Joey Slye. The Patriots forced a Dolphins punt and moved down the field again on the opening drive of the second half, with Maye completing an improvised 10-yard throw on third down to receiver Kendrick Bourne. New England then tried a double pass with Bourne, whose cross-field throw fell short of Rhamondre Stevenson on 3rd-and-17. DeMario Douglas led the Patriots with 61 yards receiving. Antonio Gibson had six rushes for 30 yards. Dolphins: LB Anthony Walker Jr. sustained a noncontact hamstring injury in the second quarter. He was helped slowly off the field by trainers and did not return. Patriots: Host Indianapolis next Sunday. Dolphins: At Green Bay on Thursday. President Emmanuel Macron hosted three-way talks with Zelensky and Trump at the Elysee Palace, discussing what the incoming American president had termed a world that was a "little crazy". Hours after their meeting, the outgoing administration of President Joe Biden announced a new $988 million military assistance package for Ukraine. The package features drones, ammunition for precision HIMARS rocket launchers, and equipment and spare parts for artillery systems, tanks and armoured vehicles, the Pentagon said in a statement. Zelensky's meeting with Trump just before the three men headed to Notre Dame for the re-opening ceremony of the great Paris cathedral was his first face-to-face encounter with tycoon-turned-politician since his election victory. The meeting was of huge importance to Zelensky, given fears in Kyiv that Trump, who once boasted he could end Russia's war on Ukraine in 24 hours, may urge Ukraine to make concessions to Moscow. It also offered a unique chance for Macron to gain insights into how a second Trump presidency will look when he takes office in January. The trip to Paris is Trump's first international visit since his November 5 election win. "We all want peace. But it is very important for us... that the peace is just for all of us and that Russia, (Russian President Vladimir) Putin or any other aggressor has no possibility of ever returning," Zelensky said according to the presidential website. "And this is the most important thing -- a just peace and security guarantees, strong security guarantees for Ukraine," he added. Trump has scoffed at the billions of dollars in US military assistance to Ukraine and has spoken of forcing a quick settlement. But Zelensky also thanked Trump for his "unwavering resolve" describing the talks as "good and productive". Trump and Macron embraced and shook hands several times on the steps of the French presidential palace, with Trump given a full guard of honour despite not yet being in office. "It seems like the world is going a little crazy right now and we will be talking about that," Trump told reporters as he prepared to sit down for the talks with Macron. Despite tensions between the two men during his first term, Trump hailed his ties with the centrist French leader, saying: "We had a great relationship as everyone knows. We accomplished a lot." Macron told Trump it was "a great honour for French people to welcome you" for the re-opening ceremony at Notre Dame, which was devastated by a blaze in 2019 during Trump's first term. "You were president at that time and I remember the solidarity and the immediate reaction," Macron added, speaking in English. When he first took office in 2017, Trump's ties with Macron -- then also a fresh face on the world stage -- began warmly despite their obvious political differences. Their long and muscular handshakes -- which saw each man seek to assert his superiority -- became a light-hearted focus of attention before ties cooled, then soured, following disputes about climate change, trade and defence. Trump earlier wrote on his Truth Social platform that the United States should "not get involved" in the situation in Syria, where fast-moving rebel forces say they have begun to encircle the capital Damascus. The Republican's return to power has rung alarms in Paris and many European capitals after his promises on the campaign trail to force an end to fighting in Ukraine and levy tariffs on trading partners. In his own reaction to the discussions, Macron wrote on social media: "Let us continue our joint efforts for peace and security." European allies have largely enjoyed a close working relationship with Biden on the crisis in the Middle East, but Trump is likely to distance himself and ally the United States even more closely with Israel. In a sign of the importance of Trump's one-day trip to Paris, he was accompanied by his pick for White House chief of staff, Susie Wiles, as well as his Near East and Middle East advisors, Steve Witkoff and Massad Boulos, according to a guest list issued by the Elysee Palace. Tesla tycoon and Trump advisor Elon Musk, who was also on the line during a phone call between the incoming president and Zelensky last month, also flew into the French capital was present at the Notre Dame ceremony. sjw/adp/jj

Idowu Abdullahi The World Health Organisation has prequalified the molecular diagnostic test for tuberculosis. The test, Xpert® MTB/RIF Ultra, is the first test for TB diagnosis and antibiotic susceptibility testing that meets WHO’s pre qualification standards. Tuberculosis is one of the world’s leading infectious disease killers, causing over a million deaths annually and imposing immense socio economic burdens, especially in low- and middle-income countries. WHO described TB as a communicable disease that affects the lungs and is caused by a bacterium called Mycobacterium tuberculosis, which spreads through the air when an infected person coughs, sneezes, spits, or laughs with mouth open. WHO noted that TB remains one of the world’s top infectious killer diseases with more than 10 million cases and one million deaths recorded annually. According to the global health body, Nigeria has the highest burden of TB in Africa and ranks sixth among the 30 countries globally with the highest burden of the disease. The WHO targets to end TB by 2030 by reducing its incidence by 80 per cent and deaths by 90 per cent. Accurate and early detection of TB, especially drug-resistant strains, remains a critical and challenging global health priority. PUNCH Healthwise reports that the 2024 World TB Day was celebrated on March 24, with the theme, ‘’Yes! We can end TB!’ Reacting, the WHO Assistant Director-General for Access to Medicines and Health Products, Dr Yukiko Nakatani, said the prequalified test marks a significant win in the global health body’s effort in tackling tuberculosis. “It underscores the importance of such groundbreaking diagnostic tools in addressing one of the world’s deadliest infectious diseases,” Nakatani said in a statement on WHO’s website. “This first prequalification of a diagnostic test for tuberculosis marks a critical milestone in WHO’s efforts to support countries in scaling up and accelerating access to high-quality TB assays that meet both WHO recommendations and its stringent quality, safety and performance standards,” Nakatani added. Also, WHO Director for Regulation and Prequalification, Dr Rogerio Gaspar, said the development would aid effective tuberculosis care. “High-quality diagnostic tests are the cornerstone of effective TB care and prevention,” said Gaspar, adding that “Prequalification paves the way for equitable access to cutting-edge technologies, empowering countries to address the dual burden of TB and drug-resistant TB.” According to the statement, WHO prequalification of the test is expected to assure quality of diagnostic tests used to improve access to early diagnosis and treatment. “It complements WHO’s endorsement approach, which is grounded in emerging evidence, diagnostic accuracy, and patient outcomes alongside considerations for accessibility and equity, with prequalification requirements on quality, safety, and performance. “WHO’s assessment for prequalification is based on information submitted by the manufacturer, Cepheid Inc., and the review by Singapore’s Health Sciences Authority, the regulatory agency of record for this product. “Designed for use on the GeneXpert® Instrument System, this nucleic acid amplification test (NAAT) Xpert® MTB/RIF Ultra detects the genetic material of Mycobacterium tuberculosis, the bacterium that causes TB, in sputum samples, and provides accurate results within hours. Simultaneously, the test identifies mutations associated with rifampicin resistance, a key indicator of multidrug-resistant TB. “It is intended for patients who screen positive for pulmonary TB and who have either not started anti-tuberculosis treatment or received less than three days of therapy in the past six months,” the statement said. The federal government received an audit of the Australian Defence Force’s sprawling real estate portfolio at the end of last year, which includes the site located between Oxford Street and Moore Park Road, but is now not expected to release its response to the review until after next year’s federal election. Sydney deputy mayor Zann Maxwell outside Victoria Barracks. Credit: Edwina Pickles The City of Sydney will consider a motion on Monday calling for residential redevelopment on parts of the 12.5-hectare Victoria Barracks site if it is put up for divestment as a result of the government’s defence estate review. “Given the density of surrounding Paddington, it’s a site that could potentially accommodate the growing demand for new housing and could provide housing solutions for City of Sydney residents in the future,” says the motion from deputy mayor and Labor councillor Zann Maxwell, which is expected to pass with the backing of Lord Mayor Clover Moore. While up to 50 per cent of Victoria Barracks is heritage-protected, the motion argues that redeveloping parts of the site “could provide significant public benefits, including housing and enhanced community amenities” including parks and bike paths. Arguing that Sydney “needs bold ideas and proactive planning”, Maxwell said: “If Victoria Barracks becomes available, we must be ready to transform it into something extraordinary – something that meets the needs of today while preserving the legacy of the past.” Troops on parade at Victoria Barracks. Maxwell said he wanted to kickstart a debate about how the barracks could be best used if the land is released for alternative use. “I can picture affordable homes integrated with vibrant public spaces, where people picnic on the grass in front of the stunning heritage sandstone barracks, enjoying a space that has been opened up for everyone,” he said.Jurors end 1st day of deliberations without a verdict in the YSL gang and racketeering trial
