A new US$12.0 million facility with Nebari will be implemented that will have a 30-month term with an interest rate of 11.4%, payable monthly in arrears and secured against both the Goliath and Goldboro Projects. The repurchase amount of the royalty shall be US$7.2 million (if exercised within the first 12 months), US$8.4 million (if exercised within the second 12 months), or US$9.6 million (if exercised within the last 6 months), plus certain additional adjustments for taxes up to a maximum amount of US$600,000. Subject to the mutual agreement of NexGold and Nebari and the prior acceptance of the TSX Venture Exchange, the repurchase may be satisfied by the issuance of common shares of NexGold (the additional adjustment for taxes may also be satisfied by the issuance of common shares of NexGold at NexGold's election, provided it obtains the prior acceptance of the TSX Venture Exchange). The proposed new loan and royalty, together with a proposed US$4.0 million equity placement with Nebari (the " Equity Placement ”) and certain proceeds from the Hard Dollar Financing, will be used to retire the existing debt. The Equity Placement will be comprised of the issuance of an aggregate of 8,000,000 common shares of the Company at an issue price of C$0.70 per share. Alabama’s defense lost one of its leaders last weekend in an upset loss against Oklahoma. Redshirt junior linebacker Deontae Lawson suffered a significant leg injury that is season-ending. Alabama’s defense will now have a new green-dot communicator on defense. It will be senior linebacker Justin Jefferson. On Tuesday, defensive coordinator Kane Wommack talked about Jefferson taking over the communication duties in lieu of Lawson’s absence. “Justin Jefferson has been doing it all season as our No. 2 in that position,” Wommack said. “He has done a great job. Obviously, Jihaad can do it, but Jihaad plays so many different positions that it is hard for a guy that is moving around like that for him to be the green dot communication. We have two guys that can handle it, but Justin will take the majority of that responsibility this week.” Jefferson has played in every game for the Crimson Tide this season. He has served as an additional linebacker in certain packages. In addition, he has played special teams. The native of Memphis, Tennessee will be called on in a big way this weekend against Auburn. It will be Jefferson’s first time starting at inside linebacker for Alabama since arriving in Tuscaloosa from Pearl River Community College. He will have a great companion alongside him in junior Jihaad Campbell. The New Jersey native is currently being projected by several draft experts to be a first-round pick in the 2025 NFL Draft. He leads the team with 99 tackles. He is a four-down, ‘do-it-all’ type of linebacker. In order for Alabama’s defense to have success, I would say that Jefferson and Campbell have to play their best game of the season. Jefferson will need to be able to communicate effectively so the defense can align while also being able to carry out his roles. It will be a tall task but one that Jefferson is capable of achieving given his knowledge of the defense. Campbell has had some strong performances this season, but his play this weekend could be the determining factor in how good or bad Alabama’s defense performs. Auburn has a balanced offensive attack that is sure to present some challenges. Alabama’s linebacker duo will need to step up and make some big plays in order for the Crimson Tide to come away with a much-needed victory. The stock market surged by more than 20% in 2024, surprising most strategists. Growth-focused mutual fund managers excelled, driven by investments in technology firms. They remain optimistic for 2025, despite concerns over valuations and tariff impacts. This year's 25% stock-market surge surprised most strategists , though a handful of fund managers seemed to know what was coming. An analysis of the top-performing mutual funds of 2024 found that, unsurprisingly, growth-minded managers fared best again this year. Artificial intelligence remained all the rage, as investors poured money into mega-cap technology companies like Nvidia and Alphabet that are at the forefront of this movement. Other Magnificent Seven stalwarts like Tesla and Meta outperformed in a friendly backdrop for stocks marked by solid economic growth, robust corporate profits, and falling inflation and interest rates. Wall Street is generally bullish about 2025 , especially since President-elect Trump has promised to cut taxes and remove regulations. But some market veterans are antsy , given Trump's tariff proposals and their potential impact on global trade, growth, and inflation. Before moving into the new year, it's worth bidding adieu to 2024 by seeing which fund managers notched the best returns and learning from the investing strategies that made them money. Below are 10 of the best-performing funds in markets and analyses of what helped them succeed, according to research and interviews done by Business Insider's investing team. Biometrics a consistent base for varied fraud protection stacksArticle content WASHINGTON — President-elect Donald Trump called his meeting with Justin Trudeau productive and says the prime minister made a commitment to work with the United States to end the drug crisis amid the threat of stiff tariffs. “We discussed many important topics that will require both Countries to work together to address, like the Fentanyl and Drug Crisis that has decimated so many lives as a result of Illegal Immigration, Fair Trade Deals that do not jeopardize American Workers, and the massive Trade Deficit the U.S. has with Canada,” Trump said in a post on Truth Social Saturday. Trudeau flew to Florida Friday evening to attend a dinner at Mar-a-Lago, where Trump’s transition team is based. The in-person meeting came at the end of a rocky week in which Trump threatened to impose stiff tariffs on all imports from Canada and Mexico, unless the two countries stop illegal border crossings and prevent illicit drugs from entering the United States. Trump said he and Trudeau discussed the drug crisis and the president-elect made it “very clear that the United States will no longer sit idly by as our Citizens become victims” of the drug epidemic, which he attributed to cartels and fentanyl coming from China. “Prime Minister Trudeau has made a commitment to work with us to end this terrible devastation of U.S. Families,” Trump posted. Trump said the pair also discussed illegal immigration, as well as trade, energy and the Arctic. Trump’s post did not directly mention tariffs and it’s unclear whether the prime minister’s visit has alleviated his concerns about the border. Trudeau, in West Palm Beach Saturday morning, answered a reporter’s question about the dinner, calling it “an excellent conversation.” A statement from the Prime Minister’s Office said the two leaders “shared a productive wide-ranging discussion over dinner.” It was centred on collaboration and strengthening the bilateral relationship. “As Canada’s closest friend and ally, the United States is our key partner, and we are committed to working together in the interests of Canadians and Americans,” the statement said. Trudeau had a notably rocky relationship with the Republican leader during the first Trump administration. However, the prime minister was the first G7 leader to visit Trump since the Nov. 5 election. Trump’s tariff threats are critical for Canada. More than 77 per cent of Canadian exports go to the United States. WASHINGTON (AP) — For years, Pat Verhaeghe didn’t think highly of Donald Trump as a leader. Then Verhaeghe began seeing more of Trump’s campaign speeches online and his appearances at sporting events. There was even the former president’s pairing with Bryson DeChambeau as part of the pro golfer’s YouTube channel series to shoot an under-50 round of golf while engaging in chitchat with his partner. “I regret saying this, but a while ago I thought he was an idiot and that he wouldn’t be a good president,” said the 18-year-old first-time voter. “I think he’s a great guy now.” Verhaeghe isn't alone among his friends in suburban Detroit or young men across America. Although much of the electorate shifted right to varying degrees in 2024, young men were one of the groups that swung sharply toward Trump. More than half of men under 30 supported Trump, according to AP VoteCast , a survey of more than 120,000 voters, while Democrat Joe Biden had won a similar share of this group four years earlier. White men under 30 were solidly in Trump’s camp this year — about 6 in 10 voted for Trump — while young Latino men were split between the two candidates. Most Black men under 30 supported Democrat Kamala Harris, but about one-third were behind Trump. Young Latino men’s views of the Democratic Party were much more negative than in 2020, while young Black men’s views of the party didn’t really move. About 6 in 10 Latino men under 30 had a somewhat or very favorable view of the Democrats in 2020, which fell to about 4 in 10 this year. On the other hand, about two-thirds of young Black men had a favorable view of the Democrats this year, which was almost identical to how they saw the party four years ago. “Young Hispanic men, and really young men in general, they want to feel valued," said Rafael Struve, deputy communications director for Bienvenido, a conservative group that focused on reaching young Hispanic voters for Republicans this year. “They're looking for someone who fights for them, who sees their potential and not just their struggles.” Struve cited the attempted assassination of Trump during a July rally in Pennsylvania as one of the catalyzing moments for Trump’s image among many young men. Trump, Struve said, was also able to reach young men more effectively by focusing on nontraditional platforms like podcasts and digital media outlets. “Getting to hear from Trump directly, I think, really made all the difference," Struve said of the former president's appearances on digital media platforms and media catering to Latino communities, like town halls and business roundtables Trump attended in Las Vegas and Miami. Not only did Trump spend three hours on Joe Rogan's chart-topping podcast, but he took up DeChambeau's “Break 50” challenge for the golfer's more than 1.6 million YouTube subscribers. Trump already had an edge among young white men four years ago, although he widened the gap this year. About half of white men under 30 supported Trump in 2020, and slightly less than half supported Biden. Trump's gains among young Latino and Black men were bigger. His support among both groups increased by about 20 percentage points, according to AP VoteCast — and their feelings toward Trump got warmer, too. It wasn’t just Trump. The share of young men who identified as Republicans in 2024 rose as well, mostly aligning with support for Trump across all three groups. “What is most alarming to me is that the election is clear that America has shifted right by a lot,” said William He, founder of Dream For America, a liberal group that works to turn out young voters and supported Harris’ presidential bid. With his bombastic demeanor and a policy agenda centered on a more macho understanding of culture , Trump framed much of his campaign as a pitch to men who felt scorned by the country’s economy, culture and political system. Young women also slightly swung toward the former president, though not to the degree of their male counterparts. It's unclear how many men simply did not vote this year. But there's no doubt the last four years brought changes in youth culture and how political campaigns set out to reach younger voters. Democrat Kamala Harris' campaign rolled out policy agendas tailored to Black and Latino men, and the campaign enlisted a range of leaders in Black and Hispanic communities to make the case for the vice president. Her campaign began with a flurry of enthusiasm from many young voters, epitomized in memes and the campaign's embrace of pop culture trends like the pop star Charli XCX's “brat” aesthetic . Democrats hoped to channel that energy into their youth voter mobilization efforts. “I think most young voters just didn’t hear the message,” said Santiago Mayer, executive director of Voters of Tomorrow, a liberal group that engages younger voters. Mayer said the Harris campaign’s pitch to the country was “largely convoluted” and centered on economic messaging that he said wasn’t easily conveyed to younger voters who were not already coming to political media. “And I think that the policies themselves were also very narrow and targeted when what we really needed was a simple, bold economic vision,” said Mayer. Trump also embraced pop culture by appearing at UFC fights, football games and appearing alongside comedians, music stars and social media influencers. His strategists believed that the former president’s ability to grab attention and make his remarks go viral did more for the campaign than paid advertisements or traditional media appearances. Trump's campaign also heavily cultivated networks of online conservative platforms and personalities supportive of him while also engaging a broader universe of podcasts, streaming sites, digital media channels and meme pages open to hearing him. “The right has been wildly successful in infiltrating youth political culture online and on campus in the last couple of years, thus radicalizing young people towards extremism,” said He, who cited conservative activist groups like Turning Point USA as having an outsize impact in online discourse. “And Democrats have been running campaigns in a very old fashioned way. The battleground these days is cultural and increasingly on the internet.” Republicans may lose their broad support if they don't deliver on improving Americans' lives, Struve cautioned. Young men, especially, may drift from the party in a post-Trump era if the party loses the president-elect's authenticity and bravado. Bienvenido, for one group, will double down in the coming years to solidify and accelerate the voting pattern shifts seen this year, Struve said. “We don’t want this to be a one and done thing,” he said. Associated Press writer Joey Cappelletti in Lansing, Michigan, and AP polling editor Amelia Thomson-DeVeaux contributed to this report.

MIAMI (AP) — The top United Nations human rights watchdog on Tuesday ordered Venezuela to avoid destroying tally sheets and other electoral material as it investigates allegations that President Nicolás Maduro stole this summer’s election. The U.N. Human Rights Council announced the opening of the probe in a letter to several Latin American jurists who in October petitioned the U.N. agency to take action in the face of what is said was widespread evidence of electoral fraud that violates the political rights of millions of Venezuelans. Maduro claimed he won the July contest by a large margin and is preparing to start a third, six-year term in January. But electoral authorities have so far refused to publish voting records to back such claims, as they have in the past, amid calls by the U.S., European Union and even leftist allies from Brazil, Colombia and Mexico to do so. Meanwhile, the opposition has published online what appear to be authentic tallies from 80% of polling machines showing that its candidate, Edmundo González, won by a more than 2-to-1 margin. The October petition, made on behalf of a regular Venezuelan citizen, alleges that Maduro officials committed multiple human rights violations by restricting the ability of millions of Venezuelans abroad, publishing false results and blocking any challenges in court. Paulo Abrao, a Brazilian attorney who was among those behind the complaint, said the decision comes as a crucial time, as the Maduro government is seeking to “normalize its nebulous electoral process” in the hopes the rest of the world will move on amid so many other pressing international crises. “We cannot allow that to happen,” said Abrao, the former head of the Inter-American Commission on Human Rights. “Now there is a formal case being processed in an international body with binding force. Venezuela has the obligation to comply with the decision.” Winnipeg Jets Game Days On Winnipeg Jets game days, hockey writers Mike McIntyre and Ken Wiebe send news, notes and quotes from the morning skate, as well as injury updates and lineup decisions. San Antonio Property Division Lawyer Linda Leeser Releases Insights on Property Owned Before Marriage in Texas 12-11-2024 11:58 PM CET | Politics, Law & Society Press release from: ABNewswire The division of property during a divorce can present complex legal questions, particularly concerning property owned before marriage. Linda Leeser ( https://myfamilymatterslaw.com/what-happens-to-property-owned-before-marriage-in-texas/ ), a trusted San Antonio property division lawyer, has provided valuable insights into how Texas law handles such cases, offering clarity for individuals navigating these issues. In Texas, property is classified as either separate or community property, a distinction that plays a pivotal role in divorce proceedings. San Antonio property division lawyer Linda Leeser highlights that separate property includes assets acquired before marriage, such as real estate, savings, and personal belongings. According to the Texas Family Code, these assets remain the sole property of the original owner, regardless of their use during the marriage. The firm emphasizes that maintaining proper documentation, including titles, receipts, and records of purchase, is critical for preserving ownership in the event of a divorce. One important legal concept in Texas is the presumption of community property, which assumes that all property acquired during the marriage belongs equally to both spouses. The San Antonio property division lawyer notes that this presumption applies even if an asset is held in only one spouse's name. If a spouse wishes to claim an asset as separate property, the burden of proof rests on them to provide clear and convincing evidence, such as bank statements or transaction records. The law firm also explains that the distinction between separate and community property can become blurred in cases of commingling, where separate and community assets are mixed. Examples include depositing inheritance money into a joint account or using separate funds to pay for marital expenses. When commingling occurs, the original character of the property may be questioned, potentially making it subject to division as community property. To address this, Family Matters Law Firm PLLC advises that individuals maintain detailed records and consider tracing, a process that involves identifying the original source of funds to establish separate ownership. Family Matters Law Firm PLLC further clarifies that even when property is classified as separate, increases in its value during the marriage may still be subject to claims. For instance, if the value of a home owned before marriage rises due to joint efforts or improvements made with community funds, the other spouse could have a claim to a portion of that increased value. While the property itself remains separate, disputes over the increased value can complicate divorce proceedings. The firm underscores that property division in Texas is governed by the "just and right" principle, meaning that community property is not necessarily divided equally but in a manner deemed fair by the court. Factors such as financial disparity, fault in the marriage's dissolution, and the needs of any children may influence how property is allocated. Family Matters Law Firm PLLC highlights the importance of understanding these nuances to safeguard individual rights and assets during a divorce. Complex assets, such as business interests, stock options, and retirement accounts, often add additional challenges to property division. The attorneys at Family Matters Law Firm PLLC point out that these assets may require valuation to determine their worth and potential for future growth. Proper evaluation ensures that the division of such assets is equitable and that both spouses receive appropriate consideration for their contributions during the marriage.
